Why it says what it cannot do
Most property tools quietly drop the checks that failed, which makes a page where six agencies were unreachable look exactly like one where everything came back clean. This one names them. A check that ran and found nothing is reported as a finding; a check that could not be reached is reported as a gap, by name, with the agency attached.
That is the whole design principle, and it is why the report ends with a list of things no map can settle: the boundary, the easements, the condition of the building. Knowing where the answer isn’t is worth as much as the answers.
