What this is

Rennie Barton Property Research is a free public-records lookup for West Michigan. You enter an address, it asks a set of government mapping services what they hold about that point, and it puts the answers on one page. There is no account, no sign-up and no charge.

It is built and paid for by Rennie Barton, REALTOR® / Owner at City2Shore Arete Collection. Using it is your agreement to what follows.

Findings are screening information, not a determination

Findings come from each agency’s own live service and are screening information, not a determination. Nothing here replaces a survey, a title search, an inspection or an appraisal.

Only the agency that publishes a record can determine anything from it. A flood zone shown here is what FEMA’s map service returned for a point; the determination that matters to a lender is a separate document. The same is true of dune boundaries, wetland inventories, zoning and every other layer the report reads.

When a check cannot be reached, the report says so by name rather than dropping it. Read that for what it is: the record was not read, not that the condition is absent. A gap is not a clear result.

The data belongs to the agencies

Every finding is drawn from a third-party government or agency service at the moment you ask. Those services set their own accuracy, currency and licensing terms, and they change, republish and withdraw layers without telling anyone. Parcel boundaries in particular are drawn from the legal description by an assessor, not surveyed.

No promise is made that any of it is accurate, current or complete. Verify anything you intend to rely on with the agency that publishes it.

Availability

The site is offered as it is, for free, with no promise that it will be available. It may be slow, rate limited, partly broken or offline, and an upstream service being down will make parts of a report unavailable. Requests are limited per visitor so that one person cannot put a heavy load on agencies that serve this data as a courtesy.

Acceptable use

• Look up properties you have a genuine interest in, one address at a time, the way the page is built to be used.
• Do not scrape, crawl, or query the site in bulk by any automated means, and do not work around the rate limits.
• Do not resell the output, republish it as a product, or use it to build a competing dataset.
• Do not attempt to interfere with the site, the servers behind it, or the agency services it reads.
• Do not use it for anything unlawful, or for any purpose prohibited by fair housing or fair lending law.

Access can be narrowed or blocked when any of this happens.

Intellectual property

The design, code, writing and articles on this site are Rennie’s. The public records and map layers are not: those belong to the agencies that publish them and carry those agencies’ own terms. Map imagery and geocoding come from Google and are subject to Google’s terms of service.

Using this does not make you a client

Running a lookup creates no agency, brokerage, fiduciary or client relationship with Rennie Barton or City2Shore Arete Collection. Michigan requires a written agreement for that, and nothing here is one. If you would like representation, call or write and it can be arranged properly.

Nothing on this site is legal, tax, engineering, surveying, appraisal, insurance or investment advice.

Fair housing

City2Shore Arete Collection supports the Fair Housing Act and the Equal Opportunity Act. Every property is offered without regard to race, color, religion, sex, handicap, familial status or national origin.

This site reports what public records say about land: flood, dune, wetland, zoning, soils, wells and the rest. It does not rate communities, does not describe who lives anywhere, and will not be used to steer anyone toward or away from a neighborhood.

Limitation of liability

The site is provided as it is, without warranties of any kind, express or implied, including any implied warranty of merchantability or fitness for a particular purpose.

To the fullest extent Michigan law allows, neither Rennie Barton nor City2Shore Arete Collection is liable for any loss or damage arising out of your use of this site or your reliance on anything it reports, including any decision to buy, sell, build or insure. This is a free screening tool. Decisions that turn on money belong with a survey, a title search, an inspection, an appraisal, and the agency of record.

Governing law

These terms are governed by the laws of the State of Michigan, without regard to its conflict of laws rules. Any dispute belongs in the state or federal courts sitting in Michigan.

Changes to these terms

When these change, the date at the top of the page changes with them, and continuing to use the site is your agreement to the version then posted. If a change is significant, it will be described here rather than folded in quietly.
